The summer was a busy one for the Bryan/College Station Real Estate market. Thanks to our local B/CS MLS, we have the 2014 Residential Home Sales Statistics that can help us look back at the year so far and then compare to the last two years. There are a few common trends that we can see from looking at the data. Here are three of those trends.
- The Average SOLD Price for homes has risen:
- The amount of new listings (inventory) to hit the market each month has been comparable to the previous years. We are not seeing a big hike in new inventory in comparison to previous years.
3. The amount of inventory may not have made a dramatic rise ove the past couple of years, but the amount of properties being sold each month has!Another note is that the average days on market in 2014 has decreased in comparison to 2012 & 2013, so the inventory is not on the market long! Couple that with a low amount of available inventory to choose from, higher sales price and and an increase in amount of units sold…and it’s safe to say that 2014 has been a great year to be a seller!
