We are in a Seller’s Market here in the Brazos Valley, but do not just rely on that fact alone to get your home sold! Although we have low inventory, it’s still in your best interest to do everything you can to make sure your home’s “Days on Market” is short. Here are 3 tips and action items you can complete to help your home be market ready!
1. BOX UP – The goal is to sell and move on, so begin the boxing up process now. Less stress is involved when you’re able to do a little at a time. Start with one room or one closet at a time. Make three piles: one to sell or donate, another for items you will keep and need to box up and a third to throw away. Try to keep in mind that if it isn’t useful or valuable, it probably belongs in the trash or donation pile! This all helps with decluttering and showcases the home instead of your “stuff.”
2. DE-PERSONALIZE – I know you have a beautiful family, lovable pets and beautiful hand-made artwork from the kiddos, but it should be carefully and lovingly packed away. You want a buyer to walk in and imagine their family’s pictures on the walls, not yours. Some buyers may feel “awkward” – as if they are intruding – when they see your family throughout the home.
We are proud of your hunting accomplishments, but it can be a little overwhelming to share all of your “trophies.”
3. CLEAN – This is the time to focus on letting your home “shine.” Get the whole family involved in the cleaning process or splurge on the blessing of a professional house cleaning service. Before putting your home on the market, it’s good to focus on the details of baseboards, fans, carpet, fridge (yes they open and look), cabinets, bathrooms and making sure it’s all clean! After one good, deep clean, it will be easier to maintain for all of those last-minute showing calls! This can set your home apart from others. Nothing makes a buyer want to walk in and walk right out more than a dirty or smelly home!
